How We Secure and Lease Properties: A Step-by-Step Guide

From first enquiry to handover, this is the path a property takes when Elite Property London leases it from a landlord. Knowing the stages in advance makes the process quicker for everyone.

Enquiry and assessment

It starts with the basics: the address, the size, the condition and when the property is available. We then look at the property and the local market and decide whether it suits a company let.

Offer and due diligence

If it does, we propose a fixed monthly rent and a term. Before anything is signed we check ownership, the safety certificates, the EPC and any consents the lender, freeholder or council requires.

Agreement and handover

  • A written company let agreement sets out the rent, term, repairs, break clauses and handback condition.
  • The condition of the property is recorded with an inventory and photographs.
  • Keys are handed over and the lease begins.

During and after the lease

Rent is paid monthly throughout. The property is inspected on a schedule and issues are dealt with as they arise. At the end of the term the lease is either renewed on agreed terms or the property is returned as the agreement requires.
